Our 2022 Wrapped: Real Estate Edition

As Spotify users, we were naturally excited when Spotify Wrapped for 2022 finally dropped—but we were surprised by the results. 

The kids had an enormous influence over our Wrapped report, especially Liam (there was one week in particular when he was obsessed with The Lumineers). 

So, while our own Spotify Wrapped wasn’t really indicative of the music Ted and I enjoyed this year, we thought it would be fun to try our own Wrapped for the real estate industry. 

After all, 2022 was a strange year, and some of the transactions we experienced were completely unpredictable! 

Here are a few of the Pittsburgh houses that stood out to us:

Best Listing - Swissvale

This lovely Swissvale home was listed at $275,000 just as the market was beginning to slow down in 2022. 

The first offer was good enough to stop any possible competition: $295,000 in cash with a $150,000 deposit! 

Still, we had anticipated the home’s solar lease was going to be a bit problematic. We got ahead of it, and sure enough, it was the trickiest part of the sale to navigate. 

But even after the inspection and negotiations, we landed at $289,000 and were closed six weeks after we met the sellers. 

Wildest Buyer - Fox Chapel

The asking price for this home was $574,900, and the buyer paid $575,000. Not bad, considering the 2022 market—but that’s also not the crazy part. 

The buyer had lost out on four offers before this one, and they had lost on each one by $50,000-$100,000, despite insane offers that included info-only inspections, wildly high deposits, and a willingness to waive their mortgage contingency. 

They were so excited to get into this home after many frustrating twists and turns!

Ultimately, this was the most challenging market these seasoned homeowners had competed in, but all the hard work was worth it because beyond just closing on a house we got to know some amazing people we can connect with for years to come!

Luckiest Buyer - East Liberty

We were working with a VA Home Loan buyer who was looking to buy with as little cash out of pocket as possible. 

In a market where everything typically seems hard than it should, everything with this house was smoother than you could ever guess!

We found a turnkey, updated townhome in East Liberty for 0% down—and we also negotiated for almost all of his closing costs to be completely covered. 

In total, he closed by paying $2,000 out-of-pocket, and his monthly mortgage payment was the same price he was paying for rent.

A great win!

Easiest Deal - South Side

We’re always willing to go above and beyond to help our clients get the right house and right deal, but we’re so grateful when we have an easy one now and again. 

This year, the easiest house and transaction was this South Side house we sold to a past client. 

The house had been originally intended to be the builder’s perfect forever home, and so many features in this house were incredibly engineered! It was an easy selection for our buyer—and it couldn’t have gone smoother!
