A Brief History of Greenfield
Bordered by Hazelwood in the south, Squirrel Hill in the north, and Oakland in the northwest, Greenfield sits east of the Monongahela River, about five miles from Downtown Pittsburgh.
Hazelwood was purchased from Native Americans in 1758, in a deal that also included what we today know as Hazelwood. A century later, Greenfield was populated by a mix of Irish, Polish, Slovak, Italian, and Hungarian immigrants, many of whom worked in the steel mills located in Hazelwood, Homestead, and Duquesne.
Today, Greenfield is a quiet neighborhood known for its narrow streets and steep hills, some of which even offer picturesque views of the city. Thanks to its blend of attractive, affordable homes and suburban living, Greenfield is enjoying a resurgence in popularity.
Greenfield Real Estate Market Report
Pricing:
Greenfield has seen above-average, steady appreciation over the last ten years, based on its desirable proximity to downtown, universities, and East End businesses, paired with its generally well-maintained housing stock. Home values have almost doubled since 2009, with the average 2009 home price in the neighborhood selling for $100,000, compared to $190,000 in 2019.
Inventory:
Consistent with national inventory trends, inventory has steadily declined over the last five years, with an all-time low at the end of 2018. Lower inventory is based on increased demand, leading to homes turning more quickly: 60 days is considered a neutral market, and in 2018 homes in Greenfield received offers in less than 20 days on average.
Emergency Resources
As a smaller neighborhood, Greenfield’s borders don’t contain all the resources you might expect inside a major metropolitan area. As a result, residents occasionally need to rely on help from neighboring communities.
